Houses in Collier County posted a median asking price of $689,950 this September. That's down 7.9% from last year's $749,000, per Realtor.com data.

Prices slipped from August too. The month-over-month drop hit 1.3%, falling from $699,000. These numbers track what sellers ask, not what buyers pay.

A typical house of 1,771 square feet went for $399 per square foot. Compare that to September 2024, when the price per square foot was 5% higher.

The median house sat 114 days before moving, nearly double the 62-day wait seen across America. 

Fewer houses hit the market. New listings totaled 946 in September, a 6.3% dip from the 1,010 properties that appeared during the same month last year.

Realtor.com's figures cover single-family houses, condos, and townhomes. Existing properties make up the bulk of their count, while most new builds, pending deals, and contingent offers stay out.

Florida's median asking price stood at $425,000 in September. August's number ran a bit higher. A typical Florida house for sale measured 1,623 square feet at $259 per square foot.

The whole country saw median prices hit $425,000 that month. Nationally, houses for sale averaged 1,840 square feet with asking prices of $226 per square foot.
